Status: V · Verified · October 2026

Services: Fixed-rate mortgages paired with down payment and closing-cost assistance for eligible low- and moderate-income Texas home buyers. Assistance may be up to 5% of the loan amount, as a grant or a three-year forgivable second lien, subject to the selected loan’s terms.

Minimum credit score: 620 for government loans; 640 for conventional loans. The home must be your primary residence and meet program requirements. A participating lender determines eligibility.

How to apply: Start from the Path Finder Quiz on the official program page, then work with a TSAHC-approved participating lender to complete your application. Complete approved home buyer education before closing.

Costs and repayment: Mortgage payments, interest and applicable closing costs remain payable. Ask your lender to explain the full loan costs and assistance conditions. The forgivable second lien generally requires full repayment if you sell, refinance or transfer the home within three years; the program page also requires continued occupancy.
